Specification Considerations to Address Concrete Slab Cracking & Moisture Issues

Failed expectations is one of the leading causes of building owner discontent, and subsequent legal action. Two areas that often fall into this area are cracks in concrete, and failed flooring and roofing systems attributed to moisture. A common saying about concrete is that it is assured to do two things: get hard and crack. During this presentation we will touch on the science that causes the former, and several of the reasons that leads to the latter; culminating with recommendations as to how to proactively address within the 03 specification section. Building upon slab concrete issues are later concerns regarding concrete slab moisture. For years, finish elements such as floorcovering and roofing systems have experienced distress when directly applied to concrete, causing many to conclude that such issues derive from the concrete. However, there persists serious misconceptions regarding current field moisture testing protocols, what they measure, what warranties convey with their results, and even the science regarding how they are purported to function. Exacerbating this issue are significant disconnects entrenched within 07 and 09 specification sections and their resulting impacts on successful roofing and flooring installations. This is not necessarily intentional; rather it is an innate result of incremental changes in floor covering and roofing system components, and their associated installation practices. During this presentation, we will discuss published installation standards and specifications that will aid the attendee in strengthening their 03, 07 and 09 Sections to proactively address these issues and inconsistencies.
