Office Tower Planned for Downtown Oakland One of Handful of Structures to Achieve LEED Platinum Pre-Certification Standard. SAN FRANCISCO--(BUSINESS WIRE)--1100 Broadway, a 20-story office tower planned for Oakland's revitalized downtown core, has achieved the highest level of environmental pre-certification from the U.S. Green Building Council. The Council's Leadership in Energy and Environmental Design (LEED) Platinum ranking has been awarded to only a small group of buildings in the United States with 1100 Broadway to be among the first such structures in California to qualify for the rating. "We are very proud to have achieved LEED Platinum pre-certification for 1100 Broadway," said SKS Investments Managing Partner Paul Stein. "We thank the USGBC for its recognition of our environmentally sustainable design for this building. Our goal for 1100 Broadway has always been to design and develop a building that will demonstrate how sustainable office buildings are an integral part of our country's effort to combat global warming and reduce our dependence on fossil fuels. In addition, responsible development located near mass transit can play a meaningful role in the continuing revitalization of downtown Oakland." 1100 Broadway will utilize the latest in green technology, including photovoltaic solar panels, a high performance glass façade that will minimize cooling costs and maximize day lighting, a raised floor HVAC system, a living green roof, and a rainwater collection, filtration and reuse system. 1100 Broadway was designed by KMD Architects and green building consultant KEMA and will include the renovation of the historic Key System building. The U.S. Green Building Council has recognized the design for 1100 Broadway as one that reflects "a realistic set of project goals and intentions to incorporate green features." The Council cited 1100 Broadway as a potential model for future green and sustainable development. "We are pleased to have received LEED Platinum pre-certification," said KMD Principal David Hobstetter. "This pre-certification is a reflection of the project's unique aspects – a strategic location in downtown Oakland above BART, the restoration of the historic Key System building and the utilization of high performance building systems and substantial on-site solar power generation." Located directly above the 12 Street/City Center BART Station, 1100 Broadway will be situated within a block of 20 AC Transit bus lines and close to both the I-880 and I-980 freeways.
