This presentation provides a comprehensive examination of the risks inherent in mid-rise construction and their direct impact on long-term building performance, safety, and occupant welfare. Participants will explore the shortcomings in current building codes that may allow for vulnerabilities and damages in these structures. The session will also address how natural movements within wood frame assemblies can compromise the integrity of the building envelope, creating pathways for moisture intrusion, structural stress, and premature material failure. In addition, the course will highlight the challenges of material compatibility at critical construction junctures—including parapets, balconies, roof-to-wall intersections, and transitions between dissimilar claddings—where failures frequently occur. Finally, attendees will gain insight into the external industry pressures, such as reduced budgets, accelerated schedules, and shifting market trends, that often undermine construction quality and limit the implementation of best practices. Through this exploration, architects, engineers, and construction professionals will gain strategies to recognize risk factors, improve design and detailing, and safeguard the health, safety, and welfare of building occupants."...

Acoustical design requirements are frequently based on laboratory test data. Floor/ceiling assemblies constructed in a lab for testing are built under ideal conditions and with high levels of precision. These assemblies also do not have any of the attachments or penetrations that are ubiquitous in real-world construction. Selecting a tested floor/ceiling design that meets an STC and/or IIC requirement is not enough to provide adequate sound isolation in the real-world. To achieve good sound isolation, it is imperative that designers understand how to treat the myriad of details that can compromise a floor/ceiling assembly's performance. These include: can lights, soffits, control joints, window shades, access panels, speakers, and wall/ceiling intersections. In this presentation we: discuss why a detail is important for noise control, provide the acoustical impact of poor detailing based on test data (when available), and provide acoustical best practices for the details....
Over time urban parks and other open landscaped areas are being lost to development. One solution to mitigate this issue is to reconsider undeveloped areas such as building roofs to create green amenity spaces. Amenity decks can provide some alleviation of lost green space, while affording developers the potential to monetize unutilized spaces in their buildings and provide an advantage over older buildings to attract tenants....
